What HavenScore is
HavenScore is a housing-market analytics product. It aggregates public data into a composite ZIP-level score and a set of sub-scores (Affordability, Growth, Risk, Momentum), a buyer/seller market gauge, a distress overlay, and a 12-month price forecast. It is built for general informational use by homebuyers, renters, sellers, and curious researchers.
Not financial, legal, or real-estate advice
Nothing on HavenScore is financial, investment, legal, tax, or real-estate advice. We are not a licensed real-estate broker, mortgage broker, financial adviser, attorney, or fiduciary. The Service is not personalized to your situation and does not account for your finances, goals, life stage, or local knowledge.
Decisions you make using HavenScore — including whether to buy, sell, refinance, rent, or relocate — are your own. For decisions that turn on real money, consult licensed professionals who can apply local and personal context the Service does not have.
No professional relationship
Use of the Service does not create an advisor, broker, fiduciary, agent, or attorney-client relationship between you and HavenScore. We are a data and analytics product, not a licensed real-estate, mortgage, financial, tax, or legal professional.
Data accuracy and freshness
The Service is built from public data. Home values and rents are refreshed monthly; mortgage rates weekly; demographics annually. Each surface in the product shows the freshness timestamp for the underlying inputs.
Upstream data can be stale, incomplete, or wrong, and we inherit those gaps. Source providers also occasionally change their methodologies or coverage, and downstream metrics can shift when they do. Where coverage is too thin to publish a trustworthy composite, we label the ZIP as insufficient rather than guess. Where a metric is unavailable, we leave it out rather than show stale data as current. Verify any number that drives a real decision against the original source or a licensed professional.
Scores are not buy/sell recommendations
The HavenScore composite ranks market conditions across ZIP codes. It does not score individual properties, neighborhoods within a ZIP, schools, crime, walkability, or community character. A high score is not a recommendation to buy; a low score is not a recommendation to sell. Personal finances, life stage, and local knowledge sit outside our data.

Forecasts are estimates, not guarantees
The HavenScore Forecast Model (v1) publishes 3-, 6-, and 12-month ZIP-level price ranges with calibrated uncertainty bands. The bands are validated against held-out history, but they are statistical model output — not predictions, promises, or recommendations.
Real markets are exposed to macro shocks, regime changes, and local events the model does not see. Past performance of the model — or of any market — does not guarantee future results. Some forecasts will miss. Do not use HavenScore forecasts as the sole basis for buying, selling, financing, or any other investment decision.

Affordability and cost-of-ownership estimates
Mortgage payments, monthly carrying costs, rent-vs-own crossovers, payment-burden ratios, and yield estimates surfaced on the Service are model-based and use public data plus current published rates. They are not pre-qualifications, pre-approvals, loan quotes, appraisals, offers, or guaranteed values.
These estimates do not account for items that vary by borrower, property, and lender — including private mortgage insurance (PMI), discount points, closing costs, HOA dues, condo or co-op fees, variable property insurance premiums, flood insurance, special assessments, lender credits, and tax deductions specific to your situation. Talk to a licensed mortgage professional for an actual loan estimate.
Market gauge, distress overlay, and blended scores
The buyer/seller market gauge, the distress overlay, persona-tuned views, and other blended signals on the Service are directional summaries of public-data inputs. They surface conditions and shifts in conditions; they do not predict prices, foreclosures, time-on-market for a specific property, or any other particular outcome.
Treat them as starting points for further research and a conversation with a licensed professional, not as conclusions.
Third-party data and external links
The Service surfaces data from Zillow Research, Realtor.com, the U.S. Census Bureau, Freddie Mac, the Federal Housing Finance Agency, the U.S. Department of Housing and Urban Development, the Bureau of Economic Analysis, and the Internal Revenue Service, among others. Each source has its own terms, license, and limitations, and we inherit them. We do not control and are not responsible for the accuracy, completeness, or availability of third-party content, whether ingested into our pipeline or linked to from the Service.
Service provided as is
The Service is provided “as is” and “as available.” Without limiting our Terms of Service, we make no warranty that the Service will be uninterrupted, error-free, or that any specific score, forecast, or estimate will be accurate or fit for your particular use.
Reporting an error
We take data quality seriously. If you spot a number that looks wrong — a stale rent, a misclassified ZIP, a forecast that ignores something the data should reflect — please report it to support@havenscore.app. Include the ZIP, the metric, and a screenshot if you can. We investigate every report and correct what we can in the next data refresh.
Data sources & attribution
HavenScore aggregates publicly available real estate, demographic, and economic data into a single composite score. Source data is unmodified at ingestion; the HavenScore composite is a derivative analytical product.
